Spatial analysis of real estate land value and future trends to limit the rise in real estate prices in the city of Kadhimiya

Abstract

Land and real estate prices  have witnessed a significant increase after 2003 in the city of Baghdad including the city of the Kadhimiya, which have  impact on the poor classes. Which requires the development of plans and studies to limit the rise in land and real estate  prices, which are among the most important studies in urban geography. This study, "Spatial Analysis of Land and Real Estate   land value  and future  trends to limit the  rise Real Estate   Prices in the city of Kadhimiya.

he study aims to identify  the geographical factors affecting land  and real estate prices especially the human factor, which is  constantly  increasing through population growth and migration . In addition changes in land use have led to an increase  in land and real estate prices in the city of Kadhimiya . The study continued with a set of proposed conclusions the most  important of which is that the prices of land real estate increased in the center markets main streets, riverfronts and green spaces and decreased in the outskirts of the city. As for the proposals, they include building residential complexes at the lowest costs to provide housing for poor families and to alleviate population growth and the population deficit in existing cities.
