Spatial distribution of urban land uses in the city of Karma and its impact on real estate values

Real estate prices (sale and rent) have witnessed a significant increase during recent years in the city of Karma, which had a significant impact on low-income segments, especially in the residential aspect. Therefore, this research comes to reveal the spatial distribution of urban land uses in the city of Karma, whose distribution was subject to various natural and human factors. Hence, it played a concerted role in directing these urban uses in the city and influencing its real estate values, In addition to the geographical distribution, all the types found in each use were identified, thus clearly determining their impact on the rise in real estate values. It was found that this rise occurs the closer we get to the city center and begins to decrease as we move towards the outskirts, and that this rise is greatly affected by a group of factors, including the type of use. Prevalence, location, area, and availability of services.
